How accurate are these calculators?
They give a sensible estimate using simplified assumptions: current tax rates, a 3% serviceability buffer, minimum living-cost benchmarks and the rates you enter. Every lender assesses income and expenses differently, so your actual borrowing power and repayments can be higher or lower. A broker can compare lender policies to give you a precise figure.
What interest rate should I use?
Use the rate you've been quoted or your current rate. If you're just exploring, try a few different rates to see how sensitive your repayments are to rate changes. We can tell you the rates lenders are currently offering for your situation.
Does the stamp duty calculator include all government costs?
It estimates Victorian land transfer duty, including first home buyer exemptions and concessions and the principal place of residence concession. It excludes mortgage registration and transfer fees, the foreign purchaser additional duty and the off-the-plan concession. Your conveyancer will confirm the final figures.
